INTERMEDIATE INTERIOR DESIGNER
Landlord Services/ Tenant Improvement

As a JZID Interior Designer, your role is to combine creativity and technical knowledge with business skills and understanding to produce functionally, beautiful spaces for clients. The position is strongly focused on Landlord Services with flexibility of design for corporate, medical office/clinics, retail, and hospitality. Must have exceptional design skills, a background in Architecture or Interior Design, and a portfolio of innovative design concepts. With you as part of the design team, Interiors has never been so engaging.

What You Will Do:

  • Survey existing spaces and as-builts
  • Input or revise CAD and Revit database to reflect as-built survey
  • Meet with clients, discuss their needs, prepare presentations, and present your work
  • Generate Test Fits and Preliminary Pricing Plans based on survey and client’s direction
  • Perform Interior Design assignments that include programming client needs, conceptual design, schematic design/space planning, design development, construction documentation, and construction administration
  • Participate in the selection and presentation of finish selections, with knowledge of furniture systems, fabrics, equipment (FF&E), color palettes, and lighting
  • Generate Construction Documents including Demolition, Construction, Power & Communication, Reflected Ceiling, Finish & Furniture Plans, including elevations, details, specifications, and material selections needed for bidding, permitting, and construction
  • Work with external consultants, product representatives, furniture dealers, and fabricators
  • Construction administration including submittals and shop drawing reviews, RFI responses, change orders, client / construction meetings, and punch list
  • Be able to stay within budget and fast paced project schedule
  • Conduct area calculations using BOMA Standards, lease exhibits, marketing sheets for vacancies and maintain, and update control books/lease sheets
  • Ability to develop Spec. suites for vacancies in buildings, assisting the leasing group with ideas, and direction for dividing up the floor with leasable spaces
  • Understand Building Code issues as well as TDLR applications in design
  • Update Director of Landlord Services for day-to-day responsibilities

Your Qualifications:

  • Bachelor's degree in Interior Design or related field from an accredited school
  • 5+ up to 8 years of interior design experience (tenant improvement/landlord services preferred)
  • Proficient in AutoCAD, Revit, 3D, any other modeling software programs such as Enscape, is a plus
  • Proficient in Adobe Creative Suite applications (Photoshop, Illustrator, InDesign) is a plus
  • Knowledge of furniture, finishes, materials, color selections, and specifications.
  • Graphics and visualization skills to effectively communicate design ideas
  • Deadline oriented and time management skills
  • Licensed (RID) Registered Interior Designer or Registered Architect (in the process of taking licensure exams will be considered)
  • Must be a US Citizen and or permanent resident legally working in the USA
